As covered in one of our previous blogs, it is paramount to have a property manager who is responsive, attentive, reliable and experienced ensuring you reduce your risk and maximise your returns.
Who better to do this than the owner of the agency itself and reigning PM of the Year in WA!
Meet Kristy Copping (formerly Yates), Perth Property Management’s Director and award-winning property manager, who is personally involved in the management of all properties in our portfolio. When she’s not working with investors and tenants, you’ll find Kristy meeting new clients, conducting appraisals and working closely with her team on training and development.
Kristy wasn’t always a Perth native, growing up in Patterson Lakes in Melbourne. The move to Perth was a welcomed one for Kristy, who says she loves that uniquely relaxed atmosphere that Perth offers.
We sat down with Kristy to discuss what 2020 looks like for rentals, her recent success and what she is looking forward to this year.
So, Kristy, how’s everything been going at PPM? Has 2020 started well for the agency?
Its been a crazy start to the year with demand for investment properties on the rise. I am so happy for all the investors in Perth that for so long did it tough but had the courage to play the long game and hold onto their investment properties. I am very optimistic that 2020 will be the year for them!
The market data reflects this sentiment with recent statistics showing Perth reporting its first median rent increase in over three years, now sitting at $360 per week. Further upward pressure on rental prices could occur in 2020 given Perth's low vacancy rate, which recently dropped to just 2.2%.
Do you think the property experts are correct in saying 2020 can be a great year of growth in the Perth rental market?
Yes. We started to see some movement in the Perth rental market in Q4 2019. This trend has continued into 2020 in both what we are seeing through the lens of our agency and the industry statistics published. CoreLogic (RP Data) tipped Perth to grow by up to 6% this year whilst REIWA have recorded increasing rental demands, higher median rent prices and lower vacancies. We discussed some of this in our previous blog.
It was a huge night for PPM at the 2019 REIWA Awards, was it a memorable night?
It was an amazing night that will stick with me for the rest of my life. To have my whole team with me and to be recognised as the best property management TEAM in WA made me so proud. The awards we received were a testament to our loyal clients who believe in what we do (property management specialists) and believe in our vision.

2019 Property Manager of The Year is an amazing achievement – what does it mean to you?
Receiving the PM of the Year award was a career goal of mine and I’m very grateful for the recognition. The award means we are on track with our vision of being Perth’s leading property management provider. As a team we are excited for 2020 as the journey of improving our service delivery to our clients never ends. If anything, this award will push us even harder to be better this year.

We see you’re personally involved in the management of all properties at PPM, this is pretty rare for a business owner. Do you feel it’s essential to your unique service offering?
As the director of PPM, my duty is to personally know all of my clients and ensure they are getting the service and support they deserve. Property management can often be neglected by business owners as its not their core focus. By providing 100% principal involvement I am committing to providing the highest standards and ensuring accountability with the management of their properties. I treat every property we manage like its my own investment…. Because it is.
What do you love about your job?
I love to help owners achieve their investment goals. Whether it’s supporting them to grow their portfolio or simply managing it; this allows my clients to have more time to do what they love. My responsibility is to take the stress out of managing their investment property. It is very rewarding being recognised for delivering exceptional service and striving to be a positive ambassador for the industry.
Where will we find you on a Sunday?
On a rare day off in property management, you’ll find me relaxing at home and spending as much time with my puppy as possible! But it is property management… So, there’s always a little bit of work to do on a Sunday!
What are you looking forward to in 2020?
First and foremost, I’m really excited to see strong demand in the rental market and trying to maximise the opportunity that will present for our investors.
We have a strong KPI system that we established in our business in 2019 which has proven extremely valuable, ensuring our critical drivers are managed to a high standard. The evolution of this system in 2020 will translate to great portfolio health and even higher quality standards with the way we manage properties.
Lastly, I am looking forward to representing WA in April at the REIA National Real Estate Awards. We have been nominated for both the PM of the Year ad the PM Team of the year, which is a great honour so hopefully we can make all our clients proud!
