How do you structure your commercial property management fees?
If/when the property is tenanted, the management fee is a percentage of the gross collections paid by the tenant. This percentage is determined based on the rent and outgoings payable by the tenant. For a standard non-retail commercial tenancy, this is a tenant cost. For a retail commercial tenancy, this is an owner cost. If the property is vacant, there is a letting fee applicable to source quality tenants and to negotiate contracts and an advertising fee to cover the costs of marketing your property.
How much does commercial property management cost?
For non-retail commercial tenancies, the tenant pays the management fee along with the property expenses (outgoings), and therefore the rent is considered net profit for the owner. For non-retail tenants, the tenant pays the property expenses (outgoings) however, the owner pays the management fee as prescribed by the Retail Tenancies Act.
What is the average commercial property management fee?
