Meet Kristy: The Face Behind Your Property

When it comes to leaving your investment property in the hands of a property management expert, it pays to know who will be managing your asset. As covered in one of our previous blogs, it is paramount to have a property manager who is responsive, attentive, reliable and experienced ensuring you reduce your risk and maximise your returns.

 

Who better to do this than the owner of the agency itself and reigning Property Manager of the Year as voted nationally in 2023 by the Real Estate Institute of Australia (REIA), as well as Western Australia's leading property as awarded three times by the Real Estate Institute of Western Australia (REIWA) in 2022, 2021 and 2019. 

 

Introducing Kristy Copping - PPM Director and Principal

 

Meet Kristy Copping (formerly Yates), Perth Property Management’s Director and award-winning property manager, who is personally involved in the management of all properties in our portfolio.

 

When she’s not working with investors and tenants, you’ll find Kristy meeting new clients, conducting appraisals and working closely with her team on training and development. Kristy wasn’t always a Perth native, growing up in Patterson Lakes in Melbourne. The move to Perth was a welcomed one for Kristy, who says she loves the uniquely relaxed atmosphere that Perth has to offer.

 

We sat down with Kristy to discuss what the year looks like for rentals, her multi-award winning success at the REIWA awards, and what she is looking forward to this year.

 


 

So, Kristy, how’s everything been going at PPM? 

 

It's been a crazy start to the year with demand for investment properties souring and far outweighing supply, vacancy rates are also at an all-time low and surging rental values are tipped to continue throughout the year - so it's an ideal time to be a property investor - and a very busy time to be a property manager! 

 

How have these market factors affected your clients? 
 

Less rental supply on the market, mixed with surging demand creates the perfect storm for Perth investors who have previously done it tough through lockdowns and moratoriums over the past couple of years.

 

I'm particularly thrilled to see investors being in a prime position after having the courage to play the long game and hold onto their investment properties. It's a crucial strategy in this market and we're seeing great returns for our clients, whilst also seeing the property industry booming again which is fantastic to see.

Congratulations on your recent new title as Australia's Residential Property Manager Of The Year - what an accolade to receive at the REIA National Awards For Excellence! 

 

Thank you so much, it was such a surreal evening to hear my name announced as Australia's top residential property manager in 2023. Whilst my work is always focused on client results and their success over ours, it was incredibly humbling to be recognised at the very forefront of the nation's buoyant property management industry. 

 

Taking home the nation's highest accolade is such an honour and something I could have only dreamed of when we started the agency, and to be now recognised amongst the nation's finest, is a truly special experience that I am lucky and grateful to have received. A lot of hard work went into getting to this stage and the award will inspire me and my team to push even further for our clients.

You've also held the same title locally in Western Australia on three separate occasions - what is your secret?! 

 

Haha you're too kind! I am absolutely delighted and honoured to have received multiple awards by REIWA for the esteemed title of Residential Property Manager Of The Year in 2019, 2021 and more recently 2022.

 

Whilst there are numerous factors that go into the award submissions, I owe a huge thanks to my amazing team for helping me towards this amazing milestone. The awards are also a testament to our loyal clients who believe in what we do and our vision, so I am extremely grateful for their ongoing support and encouragement.

What do these awards and achievements mean to you personally?

 

It's hard to put into words what it means, however, it's an absolute honour I'm so proud, grateful and appreciative of being recognised by REIWA as leading the charge at the forefront of Western Australia's property management industry. I owe a huge amount of thanks to my team and clients for helping me achieve this, and they mean the world to me.  

 

When I received my first award in 2019, it was a career goal of mine so it was truly a dream come true, but to receive the accolade another two times has been incredibly humbling and even helps to solidify my career goal of PPM being recognised as Perth’s leading property management provider.

 

As a team, we are excited for the journey ahead, and if anything, this award will push us even harder towards an even bigger and better year ahead, as we pride ourselves on constantly improving and adapting our service delivery to mee the needs of our clients.

We see you’re personally involved in the management of all properties at PPM which is rare for a business owner. Do you feel it’s essential to your unique service offering?

 

As the director of PPM, my duty is to personally know all of my clients and ensure they are getting the service and support they deserve. Property management can often be neglected by business owners as its not their core focus. By providing 100% principal involvement I am committing to providing the highest standards and ensuring accountability with the management of their properties.

 

I treat every property we manage like it's my own investment - because it is!

What do you love most about your job?

 

I love to help owners achieve their investment goals. Whether it’s supporting them to grow their portfolio or simply managing it; this allows my clients to have more time to do what they love. My responsibility is to take the stress out of managing their investment property.

 

It is very rewarding being recognised for delivering exceptional service and striving to be a positive ambassador for the industry.

 

 

Where will we find you on a Sunday?

 

On a rare day off in property management, you’ll find me relaxing at home and spending as much time with my child, puppy and family as possible! But it is property management…so, there’s always a little bit of work to do on a Sunday!

 

 

What are you looking forward to in 2023?

 

First and foremost, I’m really excited to see strong demand in the rental market and trying to maximise the opportunity that will be present for our investors.

 

We have a strong KPI system that we established in our business in 2019 which has proven extremely valuable, ensuring our critical drivers are managed to a high standard. The evolution of this system will translate to great portfolio health and even higher quality standards with the way we manage properties.
